Overview

With solid oak floors and handcrafted beams, Brock Cottage has a fully fitted and fully equipped cream painted country kitchen, with an oak table and chairs comfortably seating four.

The light and airy sitting room has comfortable seating and an LCD tv / DVD player.

Upstairs there are two bedrooms, one king size and one twin/super king, with beautiful bed linens and towels. Both rooms have their own spacious en suite shower rooms, and wall mounted LCD tvs.

Access Statement for Brock Cottage

Introduction
Brock Cottage is a 2 bedroom, 2 bathroom self- catering cottage set on two floors, which was fully refurbished in 2003. The cottage is one of a row of three Cropton Forest Lodge holiday cottages in a stone and pantile building. They have been refurbished to a very high standard, and are featured in Alastair Sawday`s Special Escapes, a prestigious website for inspected and recommended self-catering accommodation. Entrance to the cottages is through a conservatory reception and along an internal, well- lit corridor with arched windows and doors looking out to a central courtyard.

Pre Arrival
The cottages are located at the end of a 1 mile no through Forestry Commission owned road, which is single track with passing points. Due to our rural location, there are no near bus stops. The nearest main town with bus and train links is Pickering, which is 9 miles away, so a car is essential transport.

Pickering is the closest food shopping centre with a Co-Op supermarket, several good grocers, bakers and butchers. Tea, coffee, milk and sugar are provided on arrival welcome tray. Tesco will deliver if you would like to order your shopping, please give them our no 01751 471540 for delivery details/ directions.

Arrival and Car Parking Facilities
There is a large car park, with parking on the right hand side along the bank as you enter the gate, for up to 10 cars. The car park is a tarmac surface with a slight incline, and is in front of the conservatory reception. There are five flagged steps, 2m wide, 16cms high and 42cms deep up to the flagged terrace from the car park, which has seating for 12. There is also a ramp from the car park onto the terrace on the far right hand side. The car park has a photo- sensitive halogen flood light and a lamp on either side of the steps.

Please ring in advance and advise estimated time of arrival so we can be ready to greet you, show you around your cottage and facilities, and help with bags if required. Our preferred arrival time is from 4pm – 6pm, but please let us know if you will be later.

Main Entrance and Reception
There is a doorbell on the right hand side of the double doors leading from the terrace into the conservatory reception, which open inwards on left and right hand hinges. Single door opening is 80cms wide x 2m high, double door opening is 160cms wide x 2m high. There is a large inset doormat on entry. The doors are on door closers so are heavy than normal doors to open. There is a finger latch at 1m from the floor.

The conservatory, terrace and corridors are flagged with stone which has can be slightly uneven due to the natural contours of the material. These areas are well lit with lamps and natural light florescent tubes on timers during dusk and dawn, changing to a low energy lighting system which is on during overnight hours, ensuring the public areas are well lit at all times.

The heated boot room is directly off the conservatory and there is a small step / change in floor of 7.5cms down to the painted concrete from the flags. The door opening is 72cms and are on door closers so are heavier to open than normal doors. There are two large circular florescent lights. There is a payphone located on the right hand side, as mobile signals are not accessible from most networks.

The stone flagged corridor leading to the cottages is min 135cms width, has a 90 degree bend and is on a slight incline up to a step up of 17.5cms. Another 90 degree bend takes you to a straight corridor and the row of cottages where Meadow`s Edge is the second cottage on the right, 9m from the conservatory. There are two steps into the cottages ground floor level measuring 100cms (min) long, 17cms high and 30cms deep. .

Brock Cottage Public Areas
The door opens inwards on a right hand hinge into the sitting room, which also has the stairs leading to the first floor bedrooms. The door is an approved fire door with detailing and oak pegs, which can be sharp if caught. The min opening is 71cms, and it is on a door closer, so may be heavier to open than a normal door.

The flooring is in a flat, stained solid oak board with rugs that are contrasting to the floor. The furniture is located around the walls with easy access to the stairs and kitchen. Lighting is 1 ceiling lights, 3 wall lights, a table lamp and a standard lamp. Decoration is cream walls with red, blue and cream furnishings, with feature wood ceiling beams. The door opens inwards to the sitting room to access the kitchen on the left hand hinge and has opening of minimum 71cms.

The kitchen is in a cream painted country style with wood effect work tops, terracotta and green cooker tiling and cream painted walls. The work top, cooker and sinks are 92cms high. There is a single sink, half sink and drainer with mixer tap. The kettle, toaster and microwave are located on the work top. The cooker is a 60cms electric cooker, which has 4 halogen plates, an electric fan oven, and electric grill. There is a feature cooker hood with an extractor and lighting. There are 2 central ceiling lights, and task lighting under the wall cabinets. The dishwasher and fridge are fully integrated, kitchen equipment and ample under counter and wall mounted storage cabinets. There is an oak table measuring 73cms high, 135cms long and 77cms wide with 4 cushioned oak chairs with seats at 45cms high. There is ample space for movement between units, table and chairs.

Laundry
The laundry is accessed through the boot room, door opening 70cms wide. There is a top loader, commercial washing machine at 97.5cms high, and a condensing tumble drier, washing loaded at 75cms high. Non- biological liquids only to be used to help maintain septic tank. Instructions are adjacent to the machine. Clothes airers are available in the laundry, and there is an adjustable ironing board and steam iron always set up.

Outdoor facilities
The conservatory and outdoor terrace are available to guests to relax. There is comfortable seating in both areas, and also there is a gravel area in the garden adjacent to grass and flower beds for barbecues. A gas barbecue, patio heater and picnic tables are provided. There is a mown path of approx. 50m through our meadow behind the cottages, which guests are also welcome to walk.

Bedrooms
The stairs and bedroom floors are covered in a high quality wool / nylon fawn carpet. Doors are fire doors opening min 71cms width, and are on door closers, so are heavier than normal doors to open. The bedrooms are twin or super king beds, and there is good access space between beds/ furniture and walls. Beds are standard singles, 92cms wide x 190cms long and 58cms high, and are linked together for super king beds.

Beds are all of highest quality and high comfort pocket sprung. Sheets and quilt covers are high quality Dorma polyester-cottons and duvets are anti-bacterial, and anti- allergy polyester filled. Bedcovers are heavy cotton base with wool hand embroidery. Spare blankets are located in or on the wardrobe. Bedrooms have central ceiling lights and two tall bedside lamps offering various lighting levels.

All bedroom windows are lockable and open on a restrictor, but can be opened to the required dimensions specified by Health and Safety law for use as fire exits.

Bathroom, Shower rooms and WC
The spacious en suite shower rooms are accessed through the double bedrooms, door openings are 70cms minimum, and have thumb turn locks. The floors are covered in a non slip, wood effect vinyl floor covering. The glass fronted, bi-fold door shower cubicle trays measure 90cms x 90cms and opening into the shower is 63cms. They are lined in a high quality, light marble effect Aquaboard and has a fully controllable thermostatic valve at 100cms high, adjustable height showerhead from 130cms to 160cms offering different power settings/ shower options, with a light and timed extractor fan in the ceiling above the shower. There is a step over the threshold into the non-slip shower tray of 33cms high. The inset sink with cross top taps is at 86cms high and the dual eco flush concealed cistern toilet with wooden seat at 44cms high. They are housed in fully fitted cream painted board units, which also offers a work surface top 30cms deep at 83cms height. There is a shaving socket adjacent to the sink. There is a towel rail, and hooks positioned for guests` convenience around the room.

Bath towels, hand towels and flannels are provided in each bathroom, with complimentary soap.

Additional information
All cottages have oil central heating, and have a centrally wired fire alarm system, which is regularly serviced and certified as required by law. A full fire risk assessment has been carried out by North Yorkshire Fire Service which has been actioned, and approved to the maximum safety requirements. There is a full automatic emergency lighting back up system in case of power cuts, ensuring guests safety until alternative lighting can be arranged, or until the power is restored. Instructions in case of the fire alarm going off or a power cut are in each cottage, and fire exits out of the building are clearly marked and lit.

There is a payphone in the boot room.

The keys in the bedrooms open/ lock bedrooms, the main door to the cottage and the conservatory.
